Well it is almost the 4th of July. Most agents are calling it a buyers market. I believe it is a very neutral market. Many buyers can get a great deal because some sellers need to sell. There is a lot of inventory. Prices really haven't gone down much. I'll say this... sellers are selling if they price agressively. some listings are hanging around a while if the seller is pricing above the true market value.

My advice - BUY NOW! The interest rates will offset any decrease in list price or negotiated price. For buyers it will not get better. For sellers, it may not get better. Where will the money go??? The banks and mortgage companies. They will take more out of each transaction and give it back to investors. If you are thinking of buying anytime in the next 2-3 years buy now (unless you are a cash buyer! - then you have time to bargain hunt!).
